Snagging is the process of inspecting a newly built (or refurbished) property to ensure that the works completed meet the standards and technical requirements that the builder has agreed to meet with the warranty provider, normally the NHBC or Premier Guarantee.
As you will be spending many thousands on your new home it is well worth investing in a snagging report. Most large housebuilders are under pressure from their Shareholders to build as many houses as they can in the shortest amount of time, in order to maximise profits – this puts the Site Management team under considerable pressure and experience has shown that Building Standards are very often affected.
We check your new home to make sure that the building works have been signed off before they are handed over to you. We produce a list, before handover (or shortly thereafter) of unsatisfactory or outstanding works to be completed and set out details of what works are incomplete or built to a poor standard and a issue a report, to the builder of what needs to be done to complete your home to a high standard. Our list will then need to be rechecked and confirmed by the builder and ourselves that the works are completed and that there are zero defects.
Our inspections cover the following elements of your new home:
External Walls, Roof, Windows, Chimneys, Walls and Ceilings, Doors and Frames, Plastering, Kitchens, Bathrooms, Utility Rooms, AV Connectivity, Lighting, Floors, Insulation, Staircases, Carpentry work, Paintwork, Plumbing, Fixtures and Fittings, Wardrobes, Appliances, Garages, Balconies, Heating, Air Conditioning, Gardens, Paving, Drainage and many other items are picked up along the way.
As part of our service we include a thermal imaging inspection which provides us with an inside view of the structure, this can pick up where the building has not been insulated properly, missing parts of the structure, leaks and pest infestations that you wouldn’t otherwise get to know about.
We also specialist pole mounted camera equipment to carry out a visual inspection of the roof to identify any defects or non-compliant work.
Our prices start from £199, last year we saved our Customers over £150,000 in unnecessary costs that they would have paid out had we not carried out a snagging inspection.
